approximately 25 miles N.W. of Ciudad Acuña, Mexico. This entire ranch is made up of 5 distinct ranch properties, El Rey, Los Indios, La Esperanza, Las Maravillas, and the headquarters, El Seco.
The each ranch has a camp-house, cattle pens and is divided into several working pastures for cattle management. The Headquarters ranch, El Seco, has a 3 bedroom, 2 bath house, of stuccoed adobe brick, with Spanish tile roof an completely tiled floors. There is also a Hunter's Lodge with sleeping accommodations for 10, with kitchen and a dining room/lobby. The headquarters also has a Vaquero (cowboy) bunk house and dining room. There is also a adobe brick chapel at the headquarters location.
The current owners have installed a complete water line system on the entire ranch. There is an approximate 120 MILES of water lines supplying stock water to 450± water troughs through out the ranch. There are 20 water wells hat are pumped with Diesel generators to over 40# 50,000 gallon concrete storage cisterns. This, along with several earthen stock tanks and several creeks that traverse the ranch provide ample water for stock and wildlife. El
Seco is hunted for native white tail deer. The ranch receives
up to 100 deer permits annually from the Mexican government but
has chosen to "sell" only 20-25 per year for management/consevation/hunter This property is almost entirely in native cover. There have been limited attempts to improve pasture conditions by introduced grasses. However, well managed stocking rates have kept pasture conditions in good shape. The terrain ranges from rolling to high hills with 'high plains' type areas and 'hill country' type slopes. The creek bottoms are wide with good sandy soils. This property is within the "100 kilometer" rule for foreign owners in Mexico. Basically, title to land is transferred by deed to a Mexican Corporation. A foreign owner can be the sole owner of a Mexican Corporation. Additionally, Stewart Title International is now offering title insurance in Mexico. This allows foreign owners to have a secure title in the Mexican property they purchase. The EL SECO is being offered in it's entirety, or, can be purchased by the individual pasture/ranches that average 28,000 acres each. Sale of combination of pastures can also be considered. Items that are subject to negotiations on any offer made are: Electricity, currently available to the extreme West end of ranch, not currently available to headquarters. Equipment: Ranch has bulldozer and road grader along with other items that may be included. Transition/Management: Current owners can be contracted to manage property during transition and under new owners. Use of Headquarters House: If offer accepted for partial sale of ranch, owners will consider allowing use of headquarter house while new owners build their own. Hunting Service: Current owners may facilitate the permit requirements for any new owners. They can also facilitate guide services and camp services. |
